Lackland falls under Military Housing Area TX285, shared across all JBSA installations. Should You Rent First or Buy Right Away on a PCS Move?

The honest answer depends on your tour length, not your rank.

Buy when your tour is three years or longer and you're reasonably committed to the area. San Antonio's housing market has delivered steady year-over-year appreciation, and even a modest 3–4 year hold on a zero-down VA loan builds real equity — while every rent payment builds someone else's. South side pricing is the unlock here: at the mid-$250Ks, an E-5's BAH covers the whole payment, which means you're not feeding the mortgage out of base pay.

Rent when your tour is two years or less, your next assignment is uncertain, or you simply need time to learn the city. There's no shame in it. Two- and three-bedroom rentals on the south and southwest sides typically run $1,200–$1,600 a month — comfortably inside E-5 to E-7 BAH — and many complexes near JBSA write military lease-break clauses into the lease, so PCS orders end the obligation under the SCRA. A year of renting Mission Del Lago or Indian Creek before you buy it is a cheap education.
