I-35 Corridor: New Braunfels ↔ San Antonio

The growth engine. New Braunfels sits midway between the two metros — about 30 minutes to downtown San Antonio, 45 to Austin off-peak. Median list price $379,000 (Sept 2026). This is where the jobs, the new construction, and the river weekends are. It is also where the traffic is.

Hill Country West: Boerne & Bulverde

The lifestyle play. Rolling hills, acreage, top-rated schools, and a real small-town core in Boerne. Median list prices run $650K–$685K — you pay a premium for the view and the schools. The I-10 commute into San Antonio is 30–35 minutes off-peak and 50+ at rush hour.

SA-Adjacent East: Cibolo & Schertz

The value corridor. Newer subdivisions, SCUCISD schools, and the shortest drives to Randolph AFB and northeast San Antonio employers. The most house per dollar on this list — and the best fit for most PCS families reporting to Randolph.

Watch-outs I tell every buyer

  • Property taxes are real. Local rates run 1.7–2.2% once city, county, school, and special districts stack. On a $350,000 home that is roughly $5,950–$7,700 per year before exemptions. Texas has no income tax — this is how the state gets paid. File your homestead exemption immediately; it caps annual appraisal growth at 10%.
  • Summer heat is a budget line. Expect 100+ degree stretches June through September. Average summer electric bills run $220–$280/month for a typical home (electricrates.org, 2026) — size your AC expectations and your budget accordingly.
  • I-35 and Loop 1604 at rush hour. The 80-mile San Antonio–Austin drive can take 2.5+ hours on a Friday afternoon. Loop 1604 around San Antonio is the local choke point. Live on the same side of the corridor as your job, or negotiate remote days before you pick a ZIP code.
  • MUDs and PIDs in new construction. New communities often sit inside Municipal Utility Districts or Public Improvement Districts that layer extra assessments on top of the base tax rate. Always get the full stacked rate for the specific community — not the builder's headline number.

Retirees

Quiet acreage, lower carrying costs

Texas exempts retirement pay from state income tax (there is none), and homeowners 65+ get an additional $60,000 school-district exemption plus a freeze on school taxes. Four districts cover most of the corridor: Comal ISD (fastest-growing, serves west/south New Braunfels, Canyon Lake, Bulverde, Garden Ridge), New Braunfels ISD (central NB and Gruene), SCUCISD (Schertz, Cibolo, Universal City), and Boerne ISD (Boerne and Fair Oaks Ranch, TEA A-rated). Attendance is by street address, not city name — verify every address with the district before you buy.
