Fort Sam Houston
PCS housing guide: gates, commute corridors, and what your BAH buys
Quick answer: Most Fort Sam families land in one of three corridors — Terrell Hills and Alamo Heights (5–15 minutes to the gate, premium prices, Alamo Heights ISD), Stone Oak (20–25 minutes, North East ISD, master-planned amenities), or the Schertz–Cibolo–Converse corridor (10–20 minutes, the strongest value inside 2026 BAH). Your best gate depends on your unit's location on post, so ask your sponsor before you sign anything.
JBSA's Army Medicine Hub
Fort Sam Houston sits in northeast San Antonio and anchors the Army side of Joint Base San Antonio. This is where Army medicine lives: Brooke Army Medical Center — the Department of Defense's only Level I Trauma Center — plus the Army Medical Center of Excellence and the headquarters of U.S. Army North. The 502d Air Base Wing runs the joint base from here, so even though it's an Army post, you'll see every service on the streets.
The post sprawls across northeast San Antonio with twelve access points, which is exactly why housing decisions here start with your unit's location. A family reporting to BAMC on the south side of post has a very different ideal neighborhood than one assigned near the Walters Street side. Get your sponsor on the phone early and ask which gate you'll actually use every day — that single answer narrows your home search more than anything else.
Off post, the surrounding neighborhoods range from some of San Antonio's most expensive zip codes (Alamo Heights, Terrell Hills, Olmos Park) to strong value plays (Windcrest, Live Oak, the Schertz–Cibolo corridor). Historic homes, mid-century ranch houses, and new construction all sit within a 25-minute radius. The common thread: everything here is priced against BAH, and in 2026 that allowance still buys a real house in most of these corridors with a zero-down VA loan.
Know Your Gate
Fort Sam has twelve access points — these are the ones that matter for housing
Walters Street — Main Gate
Open 24/7 with a Visitor Control Center co-located. Primary entry off I-35 (Exit 159B). If your unit is on the west or central part of post, this is likely your daily gate — Terrell Hills and Alamo Heights feed it directly.
BAMC / I-35 Gate
Open 24/7 with a second Visitor Control Center. The medical-center gate — if you're assigned to Brooke Army Medical Center, living south or east of post keeps this commute short.
Harry Wurzbach East & Schofield
Both run 24 hours and serve the northeast corridor. Windcrest, Live Oak, and the Schertz side of town flow through these gates — this is the value-corridor entry.
The Rest Run Limited Hours
New Braunfels, Harry Wurzbach West, Winans, Wilson, Jadwin, and the SAMMC Beach gates run weekday or peak-hour schedules, and hours changed as recently as March 2026. Verify current hours on the official JBSA gate page before you commit to a neighborhood, and bring REAL ID-compliant identification for base access.
Where Fort Sam Families Actually Buy
Honest drive times, not marketing copy — verified against 2026 PCS guides
Terrell Hills — 5–10 min
The closest off-post neighborhood to the Walters Street and Harry Wurzbach East gates. Established, expensive, and zoned to Alamo Heights ISD. If BAH covers it at your rank, the commute can't be beaten.
Alamo Heights & Olmos Park — 10–15 min
Historic streets, mature oaks, walkable pockets, and Alamo Heights ISD. Premium pricing across the board — this is the lifestyle corridor, and you pay for it.
Windcrest & Live Oak — 10–15 min
The value play near the eastern gates. Mid-century homes at far lower prices than the Heights corridor, with a straight shot to Harry Wurzbach East and Schofield.
Stone Oak — 20–25 min
Master-planned amenities, North East ISD schools, and newer construction. The tradeoff is the drive — 20-plus minutes each way, and rush hour on 281/1604 is real.
Schertz–Cibolo–Converse — 10–20 min
New construction, strong schools (SCUCISD), and prices that sit comfortably inside BAH for most ranks. The corridor I know best — it's 25 minutes from my office in New Braunfels.

What Your 2026 BAH Buys
All four JBSA installations share one Military Housing Area, so your rate is identical at every gate
For 2026, with-dependents BAH in the San Antonio area runs $1,869/month for an E-5, $2,094 for an E-6, $2,112 for an E-7, and $2,127 for an O-3. Rates dipped about 3% from 2025, but rate protection means anyone already stationed here keeps the higher figure.
Pair that allowance with a zero-down VA loan and no PMI, and an E-6's $2,094 covers the payment on roughly a $270,000–$320,000 home in the Fort Sam corridor. The number that surprises incoming families isn't the price — it's the tax bill. Bexar County's effective property tax rate sits around 2.2%, among the highest in Texas, which is why modeling taxes, insurance, and HOA together matters more here than at most duty stations. Texas offsets it with no state income tax.

Frequently Asked Questions About Fort Sam Houston
Which neighborhood is closest to Fort Sam Houston's gates?
Terrell Hills is the closest off-post neighborhood — roughly 5 to 10 minutes to the Walters Street Gate or Harry Wurzbach East Gate. Alamo Heights and Olmos Park run 10 to 15 minutes, and Windcrest and Live Oak offer 10-to-15-minute commutes to the eastern gates at much lower price points.
Do all JBSA installations share the same BAH rate?
Yes. Fort Sam Houston, Lackland, Randolph, and Camp Bullis all fall in the same Military Housing Area, so your BAH is identical no matter which installation is on your orders. Where that BAH goes furthest depends on the neighborhood and commute corridor you choose.
Which Fort Sam Houston gate should I plan around?
The Walters Street main gate and the BAMC/I-35 gate are open 24/7, and Harry Wurzbach East and Schofield also run 24 hours. Other gates run limited weekday or peak-hour schedules. Your unit's location on post determines your best gate — ask your sponsor before signing a lease, because Fort Sam sprawls and gate proximity drives your daily commute.
