Randolph AFB
PCS housing guide: the Showplace of the Air Force and the I-35 northeast corridor
Quick answer: Randolph families almost all land in the same cluster — Schertz, Cibolo, and Universal City, all under 10 minutes from the Main Gate on Harmon Drive with SCUCISD schools. New Braunfels runs about 25 minutes up I-35 and gives you Hill Country amenities with the same school district. This is my backyard — my office is in New Braunfels and I work this corridor every week.
The Showplace of the Air Force
Randolph sits in Universal City on San Antonio's northeast side and hosts the headquarters of Air Education and Training Command — the command that owns Air Force recruiting, training, and education worldwide. The base is famous for its Spanish Colonial Revival architecture, its central tower, and one of the prettiest flight lines in the service. It's a headquarters assignment, which means the population skews experienced: lots of field grades, senior NCOs, and civilian professionals.
The Main Gate on Harmon Drive in Universal City feeds directly into the Schertz–Cibolo–Universal City corridor — three cities that have functionally merged into one housing market. This is new-construction country: master-planned communities, strong schools, and the easiest sub-10-minute commute to a gate in the entire JBSA system. Converse borders the base to the south and offers value on the same corridor.
Because Randolph is the northernmost JBSA installation, it also pulls from New Braunfels — about 25 minutes up I-35, still in the same school district for the Cibolo side, with the Guadalupe River, Schlitterbahn summers, and a real downtown. Plenty of Randolph families live here and commute down. I know, because I'm one of the realtors they call.
Where Randolph Families Actually Buy
One corridor, one school district, and the shortest commutes in JBSA
Schertz — 5–10 min
Directly north of the base with the fastest gate access. Master-planned communities, SCUCISD schools, and strong resale. The default pick for Randolph families who want the shortest commute and newer homes.
Cibolo — 5–10 min
East of the base and one of the fastest-growing cities in Texas. New construction everywhere, same SCUCISD schools, slightly more house for the money than Schertz. Heavy military population.
Universal City — 5 min
The base's host city — the Main Gate is on Harmon Drive in Universal City. Established neighborhoods, the lowest prices in the cluster, and you can practically walk to the gate.
Converse — 10–15 min
South of the base on the Randolph corridor. The value play in the cluster — lower prices, Judson ISD on the south side, and a straight shot to the gate up the corridor.
New Braunfels — 25 min
The Hill Country option: 25 minutes up I-35 with the river, a real downtown, and Comal ISD on the south side. Plenty of Randolph families make this commute for the lifestyle. It's where I live and work.

What Your 2026 BAH Buys
Same rate as every JBSA installation — one Military Housing Area
2026 with-dependents BAH in the San Antonio area: $1,869/month for an E-5, $2,094 for an E-6, $2,112 for an E-7, and $2,127 for an O-3. Rates dipped about 3% from 2025, but rate protection holds your higher figure if you're already stationed here.
Randolph's headquarters population runs higher in rank than the training bases, which means BAH goes a little further per family here. An E-7's $2,112 with a zero-down VA loan buys comfortably in Schertz and Cibolo, where new construction sits in the low-to-mid $300s. And because the corridor is all new construction, you get builder warranties and energy efficiency that keep the total monthly cost down.
The number that still surprises incoming families: property taxes. Rates in the corridor run around 2%, and Texas has no state income tax to offset it — you model the full monthly payment, taxes and insurance included, before you fall in love with a floor plan. Run your rank's exact numbers on my 2026 JBSA BAH rates page.

One district covers almost the entire corridor — verify by street before you buy
