NEW BRAUNFELS NEIGHBORHOOD GUIDE

Mayfair Homes and Neighborhood Guide

Mayfair is a place to compare what you can use today with what is still being built. Its developer describes a community organized around homes, parks, trails, and a growing Midtown district. For a buyer, the important question is how the particular home and phase fit your move date, daily routes, and budget—not just the finished master-plan illustration.

The listing search covers New Braunfels; ask Cody to narrow it to Mayfair. Guide reviewed November 3, 2026.

Short answer

Mayfair is a growing New Braunfels community with new homes, Fairway Park, and a developing Midtown district. Compare homes by builder, lot, included features, completion timing, and full ownership cost; verify future amenities and school assignments directly.

Compare Mayfair builders on the same basis

Price the actual home, not the model

Request an itemized price for the lot, structural options, finish selections, and included equipment. Ask whether the model’s ceiling height, outdoor space, cabinets, and flooring are standard for the plan you are considering. Two similarly sized floor plans may produce very different final prices.

Match the home to your move date

A completed inventory home, a home under construction, and a to-be-built home have different timing risks. Ask for the present stage, the contractual completion terms, and what happens if your lease or PCS arrival precedes closing. Confirm registration and representation requirements before the first builder visit.

Understand parks and the Midtown buildout

Fairway Park and trails

The developer identifies Fairway Park as open, with a playscape, pump track, and disc golf. Check the route from a specific home to the park and the current trail connections. Distinguish public recreation areas from resident-only amenities and review the relevant access rules.

Midtown is developing in phases

Mayfair describes Midtown as a district for shopping, dining, work, and gathering spaces that is taking shape. Confirm which destinations are actually open and which are proposed or under construction. A future shop or amenity should not be the only reason a home fits your daily routine.

Check schools, costs, and daily travel

Verify the school year as well as the address

Mayfair identifies Comal ISD and an on-site elementary campus. Its school page also describes future school development. Use Comal ISD’s current attendance information to confirm assignments for the exact address and enrollment year; an on-site campus is not a guarantee of assignment.

Compare the recurring costs

Ask for the exact property’s tax and special-assessment disclosures, association charges, insurance estimate, and utility information. Compare a lender incentive with an alternative written loan estimate, including costs after a temporary buydown expires. Drive your work and shopping routes during normal travel times before committing.

Mayfair buyer questions

Are Mayfair homes move-in ready?

Some builder offerings may be quick move-ins, while others are under construction or to be built. Availability changes; confirm the status and written closing terms of the specific home.

Is Midtown Mayfair complete?

The developer describes Midtown as developing. Verify the opening status of individual shops, services, and amenities rather than relying on the eventual master plan.

How should I compare builder incentives?

Get the conditions in writing and compare total purchase price, lender fees, rate terms, closing costs, and the payment after any temporary discount ends.
